Buying a Dream Villa In Javea

Owning a villa in Spain, whether as a holiday home or as a permanent residence, has long been the reverie of thousands of disgruntled Brits who are fed up with the gloomy UK weather and the monotony of the 9 to 5 lifestyle.

However, when it comes to buying a villa, it is not a one size fits all situation. When viewing villas in Javea and the surrounding areas on the Costa Blanca North, you will find for the most part they fall into one of two categories, traditional or modern.

When you picture a traditional Spanish villa, you will likely visualise a property on one ground floor level with small windows covered by wrought iron bars. This design strategically keeps the intense sun out while providing security. Dim, cool interiors with several cosy smallish rooms would accurately complete the picture.

In recent times, Spanish new build villa designs are changing due to the latest technology in glass manufacturing. Both styles have pros and cons, and when deciding what type of villa represents your dream home, it is down to individual taste. While modern villas may look fabulous, the traditional style of Mediterranean Spanish housing remains the top choice among our clients.

The Costa Blanca Villa Buying Process

Once you have found the perfect villa or house for sale in Javea, and decided on your offer, we, as your estate agent, will manage all the formalities of putting forward your offer to the seller. When a price is agreed, we ask for a reservation payment of €3000. This fee is required to take the property off the market while the pre-sale contracts are drawn up and the paperwork is obtained.

Usually, the pre-contract is signed within a month, when a formal 10% deposit will be due (minus the reservation fee). These monies are transferred to the seller, and an appointment is made with the notary to complete the sale.

It’s natural for buyers to want to visit the property before completion day to get a feel for their new home and the surrounding area and amenities. This is possible with or without the seller’s presence, depending on circumstances.

Completion Day at the Notary Office

On the day of completion, we accompany you to the notary to make sure the agreement is exactly as planned, and the contract is correct and complete. Once both parties sign the contract, the seller hands the keys over, and the villa is yours!

As part of our agency service, we arrange for the transfer of utilities and services into your name.
