Spanish property for sale, what more can you say? Still the most popular tourst and homebuying destination in western europe and, quite rightly so. Spain, with its fabulous climate and unhurried way of life, is a dream destination, not only for traditional, package, holidaymakers, but also for those who want to make it their permanent residence, are looking for a holiday home, looking to invest in property on a "buy to let" basis, or a combination.
The attractions of Spanish property for sale include, obviously, many miles of fine sandy beaches, the warm, blue waters of the Mediterranean and countless opportunities for outdoor pursuits, from golf, to sailing, to skiing - not to mention the constantly changing landscape, distinctive cuisine and vibrant Spanish culture. Spain also has an excellent local infrastructure, and is within a few hours flying' time of the whole of northern Europe.
History
The Spanish property boom that started in the late 1990s has continued, albeit not quite at the staggering rate experienced in those early years. Property prices have increased, in real terms, in every year since 1997. Recent years have seen increases of around 17%, 14%, 10%, with a predicted increase of a further 8% by the end of 2007.
Why Invest in Spain?
The rate of price increase may be slowing somewhat, but prices are, nevertheless still increasing, and there is every indication that they will continue to do so, for the foreseeable future. Spanish property for sale therefore still provides some excellent investment opportunities. Despite the price rise, many Spanish properties for sale remain significantly cheaper than their UK counterparts, and this, coupled with the buoyant UK property market, has made re-mortgaging, with a view to buying a second home in Spain, a viable proposition for many UK residents. The purchase of "off-plan" properties, in particular, can prove to be a very lucrative investment, for those prepared to wait for up to two years for their property.
Types and Locations of Spanish Property for Sale
There is a wide variety of Spanish property for sale including apartments, townhouses, villas, country houses, and farmhouses (or "fincas", which usually include a substantial plot of land) - and choice you make is largely personal, depending on exactly how you want to use the property. There do tend to be "grey" areas when it comes to the descriptions of Spanish property for sale - it isn't always clear, for example, when a villa becomes a country house, or a country house becomes a farmhouse, and so - so you do need to check exactly what you're getting for your money.

To the south-east of the Iberian peninsula, and served by Almeria airport - which receives direct international flights, operated by low-cost airlines, from most of northern Europe - is one of the latest Spanish regions to emerge as a popular tourist destination. The 2007 Americas' Cup has already had a huge impact on the city, in terms of infrastructure, and the city is likely to become even more fashionable in the future. Legal Issues The first consideration is the appointment of a fiscal representative, or agent, to represent you in Spain. This is a mandatory, legal requirement. A fiscal representative (a property solicitor) can, on your behalf, obtain a fiscal, or NIE, number, and perform the necessary legal checks regarding property description, deeds, taxes, etc. - although there will obviously be a charge for these services. Contracts are usually of two types, a private contract, which is a private (although, still, legally binding) arrangement between you and the vendor, and an official, public contract, known as the "Escritura", which needs to be signed before a government official, to confirm the sale of the property.
